Built by a revenue manager with experience across a nationwide portfolio, and a photographer who has shot more than 70 Queenstown homes. Full service: pricing, guests, cleaning, maintenance. With a portfolio kept small, so every home gets our full attention.
What your property earns comes down to two things: how it's priced, and how it's shown. Performance isn't about filling every night, it's about the revenue per night. We price each night against the market, set daily.
Photography is shot and refreshed in-house, so the listing never dates. The rest is care: guests looked after, reviews protected, maintenance picked up while it's still a small job. Quiet work, and it's what keeps a home earning year after year.

Most of what we manage sits in a tight strip of Queenstown, from Fernhill through the town centre to Queenstown Hill and Goldfield Heights. Keeping the portfolio close together is deliberate. We can be at a property quickly, the same cleaners and contractors work across all of them, and we know exactly what your home is competing against on any given night. We do manage homes outside that strip. If yours is one of them, the assessment will tell us both whether it makes sense.

Pricing
Rates are set daily against live Queenstown demand rather than left to software defaults. Seasonal pacing, event weeks and the last-minute curve are managed actively, not set once in October and left alone.
Because the portfolio sits close together, we're pricing against a comp set we know first-hand rather than a market average.
Listings and photography
Photography is shot by Carmen and refreshed as the property changes, not one shoot that slowly dates.
Listing copy is written for how people scroll, then maintained rather than set once and forgotten. Your property is listed on Airbnb, Booking.com, Expedia, VRBO and Bookabach, reaching domestic and international guests.
Day to day
Guest communication from first enquiry through to checkout.
Cleaning, linen and restocking coordinated through our cleaning team and contractors we work with regularly and know by name. Inspections and maintenance handled before they turn into bigger jobs, with anything significant run past you first.

Common Questions
What does Lake & Peak charge to manage a property?
The management fee is a percentage of nightly accommodation revenue, and it depends on the property: size, how many nights a year it's available, and how much hands-on work it needs. What doesn't change is the structure. The fee applies to nightly accommodation revenue only. Cleaning is charged to the guest and passed through at cost with no management fee on top. There is no setup fee, and no markup on maintenance.
Where does Lake & Peak manage properties?
Most of the portfolio sits in a tight strip of Queenstown running from Fernhill through the town centre to Queenstown Hill and Goldfield Heights. Concentrating the portfolio geographically means faster response times, the same cleaning and maintenance teams across every property, and a sharper read on local pricing.
Am I locked into a contract?
No fixed term. If it isn't working, you give notice and we hand everything back in good order.
Can I still use the house myself?
Yes. Owner stays are blocked out whenever you need them. Tell us your usual dates early and we price the rest of the calendar around them.
Who actually looks after the property?
Janno or Carmen is the person you deal with directly. Cleaning and linen are handled by our team we work with closely. There is no call centre and no account manager you have never met.
Which booking platforms will my property be listed on?
Airbnb, Booking.com, Expedia, VRBO and Bookabach, with rates and availability managed in one place so the calendar stays consistent across all of them.
Does Lake & Peak manage long-term rentals?
No. Lake & Peak manages short-term and holiday rentals only. That focus is what makes the daily pricing work possible.
