Lake & Peak is built on two crafts, revenue and photography. One sets what each night is worth. The other makes sure your home is seen properly. Carmen has photographed more than 70 short-term rentals in Queenstown. She now shoots exclusively for Lake & Peak. Every listing in the portfolio is her work, refreshed as homes and seasons change, not shot once and left to age.

Photography came first as a craft of its own: years of learning how light moves through a room, when a space photographs best, and how to hold the feeling of being there in a frame. Queenstown gives her four seasons to work with, and she uses all of them.

Alongside it, she spent more than a decade in hospitality leadership, running teams through Queenstown's busiest seasons. That's where she learned what guests notice: the first thirty seconds through the door, the things nobody mentions in reviews but everyone feels.

The two came together in how she shoots, and in how the homes are set up. From where a guest would stand, selling how a space feels rather than what it measures, and then making sure the arrival lives up to the photos.

Janno came up through the operations side of commercial accommodation, opening properties from empty to booked, running maintenance, and leading a team of fifty along the way.

From there he moved into revenue, running pricing and distribution for a nationwide accommodation portfolio spanning New Zealand's main tourism destinations, Queenstown among them. It's a rare route: pricing decisions made by someone who has run the buildings behind the numbers.

The work itself is a daily discipline. Reading demand as it moves, watching pacing and lead times, knowing when to hold a rate and when to move it. At that scale guesswork is expensive, so you learn to price on evidence and to be honest about what the numbers say.

He co-founded Lake & Peak to apply the same method at a different scale: a small portfolio of Queenstown homes, each priced carefully for what it's worth against the market.

Why it works together

Between us we've opened accommodation from empty to booked, run the operations and maintenance behind it, led teams of fifty through peak season, priced a nationwide portfolio, photographed more than seventy Queenstown homes, and looked after the guests staying in all of it.

Having done each part of the job is what makes the portfolio run well. We know what a good clean looks like, how long a turnover actually takes, what a guest notices on arrival, and what a rate should be doing in a quiet week. That's what lets us set the standard, brief the people who deliver it, and pick it up quickly when something isn't right.

A property manager handles the day to day on the ground, and the same cleaning team looks after every home in the portfolio, with the same laundry and the same trades behind them. .They're part of how the portfolio runs, and they know these homes as well as we do.
